Wind Mitigation Inspections
Wind mitigation inspections are necessary to receive "credits" from your insurance carrier. These credits take into consideration the shape of your roof, the age and type of roof, how the roof is attached to the rest of the house and opening protection (shutters, impact glass, etc.). Carriers have gotten very specific on what they expect in order to get these credits and without proper documentation will deny giving them.
Four Point Inspections
Four point inspections are needed for homes 20 years and older. The four points are roof, electrical, plumbing and hvac. Age and condition as well as remaining roof life are the focus on this inspection. Insurance wants to ensure the major home mechanisms are in good condition.
Roof Inspections are sometimes helpful in convincing insurance carriers that an older roof is still in good condition. Roof inspections do not carry the weight they used to with carriers. Age has become the primary factor and many carriers are unwilling to look outside age.
